Rental Management Overview

Island Realty is a family owned and operated business with many years of experience in property management. We are a small company that is BIG on service. We accomplish this by providing outstanding customer service to both our homeowners and our vacationing guests.

Island Realty’s management fees include the following services to all homeowners in our Management program:

  1. Advertising your rental property in our yearly Vacation Rental Guide and throughout the year in various newspapers and travel magazines as well as displaying our rental homes on the internet at www.OceanIsle.us . Island Realty’s website through the design of both our in-house staff and 1BigCommunity enjoys high visibility and easy access through the varied search engines and links.
  2. Web viewers are able to reserve the home of their choice from the privacy of their living room anytime night or day. This means that our Reservations Department is open 24 hours a day, 7 days a week! As a Homeowner, you will be assigned a special password with which to access the Owner Weblink to view your confirmed reservations, tentative bookings, and notify us, at your convenience, when you want to use your home.
  3. All rentals of the homes we manage include departure maid service. The cost is added to the amount you want to charge for a week which then becomes the advertised price. Experience has proven that most of today's guests do not leave the home in proper condition for the next guest to move in. I believe that we have the most experienced and best housekeeping staff on the beach. Each home must also undergo a through Spring Cleaning before the first guest each year.
  4. Island Realty has one of the best all round teams to respond to the needs of our rental guests. We try to use our in-house staff for service calls, if at all possible, as our fees are less expensive for you than outside contractors. Of course, in situations regarding, air-conditioning units, appliances, electrical and certain plumbing problems, a licensed repair service must be used. Island Realty’s staff carefully evaluates each complaint and determines its validity before calling an independent contractor. Guests are responsible for unnecessary service calls.
  5. Upon arrival each guest family is given a “Comment form” and asked to complete and return it upon departure. The responses help the Island Realty staff and you the Owner maintain and rent your property by identifying positive features and problem areas of your home and our service. Not all guests take the time to fill out the form, but when they do or ask us to write comments upon check out, you will receive a copy of that form.
  6. We offer our guests a security deposit waiver called Peace of Mind. The cost to the guest is $35 plus tax. Though by law we must offer the choice of a security deposit or the waiver, I have raised the deposit to $300 cash to encourage the choice of the waiver. The waiver protects you, the owner, for up to $3,000 for inadvertent damage. (ie.broken glass dining room table top, cost $370).
  7. Island Realty takes responsibility for collecting and disbursing all rental monies from your guests. Monthly management statements are mailed to you by the 15th of the month, reflecting the prior month’s rental income and expenses along with a check. Taxes are collected and paid to local Town and State agencies by the 15th of the month. Each January, you will receive a 1099 Income Statement for tax filing purposes as well as a summary of the rental income and expenses for the previous year.
  8. Lastly, but probably the most important job we do for you, is to answer in-coming calls and help our rental guests select the property that best fits their family. We do this by listening carefully to their individual needs and wants, and then our trained reservationists use their knowledge of each property and their marketing skills to provide each family with a dream vacation here on Ocean Isle Beach. Island Realty knows that happy guests multiply by word of mouth and return year after year.
